What Happens During an IICRC S520 Mold Remediation Visit

Mold remediation follows an established standard, IICRC S520, rather than being an ad-hoc cleanup. Knowing the steps ahead of time makes the process a lot less unfamiliar when a crew shows up at your Gresham home.

Containment First

Before any mold is disturbed, the affected area is sealed off with plastic sheeting and, where needed, negative air pressure — this keeps spores from spreading into the rest of the home while the work is underway.

Removing Contaminated Materials

Porous materials that mold has actually grown into — drywall, insulation, some flooring — usually can't be cleaned and are removed rather than treated. Cleaning and Treating Remaining Surfaces

Surfaces that stay in place are cleaned with antimicrobial treatments designed to remove remaining mold and inhibit regrowth. HEPA vacuuming follows to capture spores that ordinary cleaning can leave behind.

Drying the Space

Since mold needs moisture to grow, the space is dried thoroughly with air movers and dehumidifiers before anything is closed back up or rebuilt. Skipping this step is one of the more common reasons mold returns after a remediation that otherwise looked complete.

Verification Before Rebuild

A final check confirms the area is dry and visibly clean before any reconstruction — replacing drywall, insulation, or flooring — begins. Rebuilding over a space that isn't actually dry defeats the purpose of the remediation.
